What is included in a Party Wall Award?
The contents of a Party Wall Award, put together by a Party Wall Surveyor will be specific to each Award owing to project specific requirements etc. The commercial building surveyor who has been engaged to act as a party wall surveyor for the project may have preferred items to include or wording etc. However, on the most part the Award will include the following contents:
The Party Wall Award
The Party Wall Award should typically include the following information and details on the following:
- Details of each of the relevant parties, their names, addresses etc. This should be included for the Building Owner and the Adjoining Owner;
- The date of when the original notices were served and under which section(s) of the Act;
- The details of the party wall surveyors appointed by the Building Owner and Adjoining Owner should be included;
- Reference and confirmation of the third surveyor should be included, who is the surveyor who will be engaged should a dispute arise;
- A brief summary of the scope of works which is relevant to the Party Wall Award should be included;
- Confirmation that all works will be carried out and no deviation from the works;
- Confirmation of what access equipment will be put in place, its location and any temporary weathering, alarm etc. It should also be confirmed that this will be removed at the earliest possible opportunity;
- A timescale for when the works should commence and conclude should be included;
- Confirmation should be included that all relevant contractor details will be provided to all parties including insurance cover, health and safety documentation, contact details etc.
- It should be confirmed that any making good resulting from the Party Wall Award should be undertaken by and at the cost of the Building Owner;
- Confirmation of access rights over the Adjoining Owners land should be included;
- Confirmation should be of the relevant fees and who is responsible for paying the fees and construction costs;
- Any other relevant matters and items should be included in the Award.
Signature Box
A signature box should be included at the end of the Party Wall Award which should enable both the appointed party wall surveyors to approve and sign the Award to demonstrate that it has been agreed by the party wall surveyors. Copies of the Award should be issued to all relevant parties for their reference/records.

A schedule of condition should be produced by the commercial building surveyor/party wall surveyor and should be appended to the Party Wall Award. The schedule of condition should be undertaken prior to the commencement of works and should provide an accurate account of the condition of the property or relevant areas. The schedule of condition will be reviewed/referred to throughout and on completion of the works by the commercial building surveyor/party wall surveyors to ensure that no damage has resulted to the property owing to the party wall works.
Drawing List (appended drawings)
The drawings will be listed within the main body of the Award and should also be appended to the Award for reference. The drawings should clearly show the scope/extent of works which are being undertaken. It may also be necessary to include structural engineers’ drawings, calculations and temporary works design/calculations. The extent of drawings which be subject to the complexity and size of a project. Should the design change throughout the construction phase owing to unknowns then the drawings and construction details should be updated and agreed by all parties where this impacts the party wall.

It may also be necessary to include other appendices and the following should be included for ease of reference:
